One agent, a small team, no chain of handovers

Central City Property is run by Jumphot Srisomsap — Jason to everyone who works with him. It is deliberately small. A handful of people handle photography, viewings and the paperwork that follows an offer, and Jason handles the advice, the negotiation and the transfer.

That size is the point. A large agency measures a good week in leads; a small one cannot afford a client who feels sold to. Every listing on this site was either inspected by us or confirmed unit by unit with the agent holding it, because the alternative — republishing whatever a portal feed contains — is how buyers end up flying in to see a unit that sold two months ago.

How we work

Four habits we do not bend on

We inspect what we listEvery unit we hold ourselves has been walked through. Where a photograph belongs to the building rather than the unit, the listing says so on the picture instead of letting you assume.

The fees are on the pageOwnership quota, who pays the transfer fee, the monthly maintenance charge and the price per square metre are printed on the listing before you ask. If we do not hold a figure, the page says that too rather than guessing.

Every price is benchmarkedAn asking price on its own tells you nothing. Ours are shown against the median for the same building and the same area, so you can see whether a unit is keenly priced or hopeful.

We will talk you out of itIf a building has a service charge that eats the yield, or a quota that does not suit how you want to own it, we would rather lose the sale than have you find out afterwards.

Pattaya, and the coast either side of it

Jomtien, Pratumnak, Wongamat and Naklua, Central and North Pattaya, Na Jomtien and Bang Saray, and the eastern side out towards Huay Yai — 14 areas and 168 buildings we track by name. We do not pretend to cover Bangkok or Phuket. Knowing one coastline properly is worth more to you than a map with pins everywhere.
