Most private pool villas around Pattaya sit inland, east of Sukhumvit Road and in the hills behind Jomtien — East Pattaya, Huay Yai and the area around Mabprachan Lake — where plots are large enough for a house, a garden and a pool of its own. The trade-off is distance: the beach and the city are a drive away rather than a walk, so these homes suit people who will keep a car.
Renting a villa is different from renting a condo. There is no building management, so ask exactly what the rent covers: pool cleaning and garden care are often included, but not always, and electricity for pool pumps and air conditioning can be a large part of the monthly cost. Gated developments add security and shared facilities; standalone houses give more privacy and usually more land.

They suit families who want space, people who work from home, and anyone moving to Pattaya with pets.
