Yes, you can still buy a sea view condo in Pratumnak for under ฿3 million, but the choice is small. As of October 2026 we list 5 sea-view condos for sale in Pratumnak under ฿3 million, from ฿2,299,900 to ฿2,849,900: two studios and three one-bedroom units. Only two of them are sold on foreign quota, so only two can go straight into a foreign buyer's own name.

This guide compares all five and explains what the ownership labels mean. It also shows what the next ฿1 million buys and how to check a “sea view” before you pay a deposit.

Why sea views on Pratumnak cost more

Pratumnak Hill rises between Pattaya Beach and Jomtien Beach on the south side of Pattaya, a city on the east coast of the Gulf of Thailand. At 98 metres it is the highest natural point in the city. Height means views, and views are what buyers pay for here.

Today we list 56 sea-view condos for sale in Pratumnak, at a median asking price of about ฿6.1 million. Under ฿3 million we list 41 Pratumnak condos, but only 5 of them are listed with a sea view. Most of the rest look over a pool, a garden or the city.

On Pratumnak Hill, height means views, and views are what you pay for.

Every price below is the asking price as of October 2026. Prices change and the cheapest units sell first, so treat the table as a snapshot and check the live listing.

Which ones a foreigner can buy in their own name

Thai law lets a foreigner own a condo unit freehold, in their own name, as long as foreign owners together hold no more than 49% of the building's total unit floor area. That share is called the foreign quota. Our guide to the 49% foreign quota rule explains it in full.

For a Thai quota unit, ask the building's juristic person, the legal body that manages a condo's shared areas, for a letter confirming the foreign quota still available. The Land Office asks for that letter when a unit transfers to a foreigner.

A unit held by a Thai company needs more care. Thai law limits foreign control of Thai companies and forbids nominee shareholders, so get advice from an independent lawyer before you agree to anything other than a transfer into your own name.

Foreign quota is the simple route: the unit goes into your own name at the Land Office.

The five units, one by one

Art on the Hill: the most space for the money

Our cheapest sea-view unit is a fully furnished one-bedroom of 49 m² on the 6th floor at ฿2,299,900. That is about ฿46,900 per square metre, by far the lowest of the five.

Our building details for Art on the Hill are still being added, and the listing does not record its quota. Ask the seller which way the balcony faces, what the shared facilities are, what the monthly common-area fee is and whether the unit is foreign or Thai quota.

Peak Towers: two studios, two different deals

We list two sea-view studios here. The 7th-floor studio of 30 m² is unfurnished, held by a Thai company and priced at ฿2,499,900. The seller also offers it for rent at ฿14,000 a month, which would be a gross return of about 6.7% a year before fees and empty months.

The 11th-floor studio of 31 m² is fully furnished and on foreign quota, at ฿2,849,900. It costs more, but it is the simpler purchase for a foreign buyer. Our building details for Peak Towers are still being added, so ask about facilities and fees at the viewing.

Two studios in one building, ฿350,000 apart: the extra buys furniture, four more floors and foreign quota.

Unixx: the best-known building

Unixx South Pattaya is a 46-storey tower by Raimon Land, completed in 2015, on Pratumnak Road where the hill meets South Pattaya. Residents share two large pools, a fitness room, a sauna, a barbecue area, a children's play area and a multi-storey car park, with a minimart and café at the entrance and 24-hour security.

Our sea-view unit is a fully furnished one-bedroom of 35 m² on the 13th floor at ฿2,589,900. Walking Street is a short walk away, which suits a buyer who wants restaurants and nightlife close by. The unit is Thai quota, so confirm the building's foreign quota before you reserve it.

Vision: foreign quota on the 14th floor

Vision has the highest of our five units: a fully furnished one-bedroom of 39 m² on the 14th floor at ฿2,789,900, sold on foreign quota. For a foreign buyer who wants a sea view, a simple transfer and a ready-to-use flat, it is the most straightforward of the five.

Our building details for Vision are still being added. Ask about the shared facilities, the common-area fee and the sinking fund, a one-off payment into the building's repair reserve made at transfer.

What another ฿1 million buys

Between ฿3 million and ฿4 million we list 8 more sea-view condos in Pratumnak, and 5 of them are on foreign quota. If you can stretch your budget, your choice and your chance of a simple transfer both improve.

Two of the eight are rented out to tenants and hard to view, so ask before you plan a trip around them.

How to check a sea view before you pay

A “sea view” in a listing can mean the whole bay or a slice of blue between two towers. Our data records the view the seller gives, so check it yourself.

  1. Stand on the balcony. See whether the view is full or partial, and which way the unit faces. A west-facing unit gets sunsets over the sea and also the afternoon heat.
  2. Ask what could be built in front. An empty plot or a low building between you and the sea can become a tower. Look at the street, and ask the juristic person what is planned nearby.
  3. Get the running costs in writing. Ask for the monthly common-area fee, the sinking fund and recent electricity bills.
  4. Confirm the quota. For any unit that is not already foreign quota, get the juristic person's letter before you pay a deposit.
  5. Plan the money transfer. To register a unit in your name, you need to bring the purchase money into Thailand from abroad in foreign currency. Ask your Thai bank for the Foreign Exchange Transaction form, the receipt the Land Office asks for at transfer.
  6. Agree who pays the transfer costs. None of these five listings records how transfer fees and taxes are split, so settle it before you sign.
