Jomtien Beach is a 6-kilometre beach about 3 km south of Pattaya, on the east coast of the Gulf of Thailand. It is lined with high-rise condominiums, hotels and restaurants, and it is popular with Bangkok residents looking for a second home and with foreign retirees.
A studio apartment puts sleeping, living and cooking in one room, so it costs less to buy, furnish and run. That suits a retiree who wants a lock-up-and-leave base, a winter visitor, or a buyer starting small.

The three cheapest are all Thai quota. The 3rd-floor studio at The Majestic Jomtien works out at about ฿25,700 per square metre, roughly half the median, but its listing says the buyer pays all the transfer costs. The 4th-floor one is unfurnished.
The first foreign-quota studio is the Jomtien Beach Condo studio on the 3rd floor at ฿1,319,900. It is 30 m², fully furnished, looks over the city, and the transfer costs are split 50/50.
Under ฿2 million in Jomtien you buy space or a low price, not a sea view.
Thai law lets a foreigner own a condo unit freehold, in their own name, as long as foreign owners together hold no more than 49% of the building's total unit floor area. That share is called the foreign quota. Our guide to the 49% foreign quota rule explains it in full.
Foreign quota costs less extra than many buyers expect. The median foreign-quota studio is ฿1,559,900, against ฿1,489,900 for the other ten, a gap of ฿70,000.
For any unit that is not already foreign quota, ask the building's juristic person for a letter confirming the foreign quota still available. The juristic person is the legal body that manages a condo's shared areas, and the Land Office asks for that letter when a unit transfers to a foreigner.
Twenty-one of our 29 studios are 30 m² or less. Eight are 37 m² or more, and seven of those eight are on foreign quota.

Dusit Grand Park is a low-rise development by Dusit Group: six 8-storey buildings with 978 units around a lagoon-style pool of about 6,400 m², completed in 2017–2018. It sits just over a kilometre from the beach and runs a shuttle bus.
Dusit Grand Park 2, completed in 2022 on the same soi (side street), has five 8-storey buildings with 919 units and two lagoon pools. We list one foreign-quota studio in each: 26 m² on the 7th floor at ฿1,949,900, and 25 m² on the 8th floor at ฿1,939,900.
Low-rise resort buildings trade a sea view for big pools, gardens and a shuttle to the beach.
Espana is a Mediterranean-themed resort of seven 8-storey buildings with 1,094 units on 12.5 rai (a rai is 1,600 m², so about 2 hectares), completed in 2018. It has two lagoon pools, a fitness centre and a sauna. Our studio there is 24 m² on the 2nd floor at ฿949,900, on Thai quota; the listing does not record the furniture.
Pristine Park 3 is Dusit Group's newest Jomtien project and is still under construction, with completion estimated for 2027–2028. Our studio there is 25 m² on the 5th floor with a pool view, on foreign quota, at ฿1,959,900. In an unfinished building you wait for the keys, so ask about the payment schedule and the completion date in the contract.
Not one of our 29 studios under ฿2 million is listed with a sea view: 17 look over the city, 4 over a pool and 3 over a garden, and 5 have no view recorded. If the sea matters to you, budget a little more.
