Beachfront Condo Wongamat Under ฿5 Million: What You Can Buy

Yes, you can still buy a beachfront condo in Wongamat for under ฿5 million, but at that price you are buying a studio or a compact one-bedroom, not a large apartment. As of October 2026 we list 12 such units in the three Wongamat buildings our data describes as beachfront: Wongamat Tower, The Palm Wongamat Beach and Baan Plai Haad. They are priced from ฿3,299,900 to ฿4,649,900.

This guide shows every one of those listings, what “beachfront” means in each building, a cheaper option a short walk from the sand, and the checks a foreign buyer should make before paying a deposit.

Why Wongamat costs more

Wong Amat Beach is a 1.3 km beach in Na Kluea (Naklua), at the northern end of Pattaya, about 165 km southeast of Bangkok. It has no beach road, so the buildings along the front open straight onto the sand.

Since the 2010s the beach has filled with condominium towers, and it is now one of Pattaya's most expensive neighbourhoods. That is why ฿5 million is a tight budget here, and why most of what fits is on the lower floors or small.

What ฿5 million buys in Wongamat today

Across Wongamat we list 94 condos for sale. Of those, 47 are priced at ฿5 million or less, with a median asking price of ฿3,499,900. Most are studios (17) or one-bedrooms (23), and only 12 are in a building our data describes as beachfront.

The three beachfront buildings

Wongamat Tower

Wongamat Tower is a single 38-storey tower of 361 units on Soi Naklua 16, completed in 2015. It has a ground-floor pool, a rooftop infinity pool, a rooftop gym and a pathway to the beach.

Its studios run to 40–44 m², the largest on this list, and its 65 m² one-bedroom at ฿4,499,900 gives the most space for the money. Two of its six listings are on the foreign quota.

The Palm Wongamat Beach

The Palm Wongamat Beach has 542 units in two towers of 46 and 26 storeys, completed in 2016, with direct access to about 70 m of private beach and a beachfront pool. The taller tower is the beachfront one; the shorter is described as an ocean-view tower, so ask which tower a unit is in.

Every unit we list here under ฿5 million is 33 m², and three of the five are on the foreign quota. One studio's listing does not state a view, so ask for photos from its balcony.

At The Palm, the tower matters as much as the floor: the 46-storey tower is the beachfront one.

Baan Plai Haad

Baan Plai Haad is a Sansiri development of 353 units in two towers of 31 and 7 storeys, completed in 2015. Residents have direct private beach access, a rooftop infinity sky pool and a sea-view gym.

Only one of our 14 listings in the building falls under ฿5 million: an 11th-floor one-bedroom of 43.9 m² with a sea view, at ฿4,649,900. It is on the Thai quota.

Close to the beach for less

If the beach can be a short walk away rather than at the gate, AD Hyatt Condominium on Soi Naklua 16 is the budget option. Our data describes it as a short walk from Wong Amat Beach, with a pool, a children's pool with a waterslide and a gym, completed in 2011–2012.

We list six units there at ฿5 million or less, from a 28 m² sea-view studio at ฿1,539,900. That is less than half the price of the cheapest beachfront studio above.

Other Wongamat buildings in our listings, such as Lumpini Ville, Riviera Wongamat and Serenity Wongamat, also have units under ฿5 million. We are still adding their building details, so we do not call them beachfront; ask us how far each one is from the sand.

Foreign quota: the check that decides who can buy

Thai law limits the share of each condominium building that foreigners, as a group, may own. Units inside that share are sold on the foreign quota, and a foreign buyer can register one freehold in their own name.

A Thai quota unit counts against the Thai-owned share, so a foreigner cannot take the title in their own name. A unit listed as held by a Thai company is owned by a company, and buying it means buying into that company, which has its own legal rules. In both cases, take independent legal advice before you commit.

Your checklist before you reserve

  1. Confirm the quota in writing. Ask the juristic person, the management body that runs the building, to confirm the unit's quota status before you pay a reservation deposit.
  2. Ask your lawyer how to send the money. For a foreign-quota purchase the funds usually come from abroad, and the Land Office will want the bank's paperwork at the transfer.
  3. Check who pays the transfer costs. Some of these listings split them 50/50 between buyer and seller, and at least one puts them on the buyer.
  4. Ask for the fees. Get the monthly common-area fee (the charge for running the building) and any sinking fund (a one-off payment into the building's repair reserve) in writing.
  5. See the view yourself. On a low floor “sea view” can mean a slice between towers, so visit at the time of day you would use the balcony.
  6. Consider renting first. Our Wongamat rentals in these buildings start at ฿15,000 a month for a one-bedroom at The Palm Wongamat Beach on a 12-month lease.
