Buying a condo in Jomtien

Jomtien is the long, straight beach that starts on the far side of Pratumnak Hill and runs south for several kilometres. Jomtien Beach Road follows the sand, Jomtien Second Road runs parallel behind it, and Thappraya Road climbs over the hill into Pattaya itself. It is a place people live rather than visit for a weekend: quieter than the city, busier than the villages further south, with Dongtan Beach at its northern end and a steady line of seafront restaurants in between.

That is why it holds the most stock we list anywhere — 321 condos in 52 buildings, from 1990s resort blocks with big balconies to towers finished in the last few years. Older buildings are where the value is: the median asking price here is ฿75,300 a square metre, the lowest of the five areas we cover, and typical asking prices run to studios around ฿2M, one-bedroom units around ฿3.6M and two-bedroom units around ฿6.4M. Newer towers on Beach Road ask considerably more for the same floor area, mostly for the view and the facilities.

Jomtien suits retirees and long-stay residents who want the beach on the doorstep without Pattaya's nightlife under the window, families who want space for the money, and investors after a first unit at a sensible price — a one-bed here lets for around ฿20,000 a month on our own figures. Before you commit, check the building rather than just the unit: the common-area fee, the state of the pool and lifts, and how much of the foreign quota is left all vary more between Jomtien buildings than prices do.
