699 condos for sale across 6 areas of Pattaya, starting at ฿0.72M. The list below runs from the cheapest upwards, so you can see where the floor of this market actually is rather than being shown the best ones first.
Every price is checked against what else is selling or letting in the same building, and every unit detail is confirmed with the listing agent or the owner before it reaches the site. We are a licensed Pattaya agency, not a listings portal.
Open these on the map and filter them →For most foreign buyers, property for sale in Pattaya means a condominium. Thai law lets a foreigner own a condo unit outright, in their own name, as long as it is registered within the building's foreign quota — at most 49% of the building's floor area. Land cannot be owned by a foreigner, so houses and villas are bought on a registered lease or through a Thai company, which is why condos make up almost the whole market for overseas buyers. Every one of the 699 homes on this page is a condo.
Prices vary far more by area and building than by size. Central Pattaya and the Wongamat beachfront command the highest prices per square metre; Jomtien and Pratumnak offer more space for the money; Na Jomtien, to the south, is where much of the new construction is. Across the whole list, the median asking price is ฿4.1M, with studios around ฿2.3M, one-bedroom units around ฿3.8M and two-bedroom units around ฿7.5M.
The list below runs from the cheapest upwards, so you can see where the market really starts rather than being shown the most expensive first. Each unit states whether it is on foreign or Thai quota, who pays the transfer fee, and whether it is finished or still being built. If you are new to buying in Thailand, start with the area pages — each describes the neighbourhood, who it suits and what a typical unit costs there — and ask us anything before you view.

699, across 153 buildings, from ฿0.72M to ฿150M. The list on this page is every one of them, ordered cheapest first — not a selection.
We check every asking price against what else is selling in the same building, so you can see whether it sits above or below its neighbours before you enquire. That figure comes from our own register, not from a portal average.
386 of the 699 on this page are held in foreign quota, which a foreigner can buy in their own name. The rest are Thai quota or company-held; the ownership is stated on every listing, and we will say plainly which applies before you view.
Yes. Sold and reserved homes come off the site rather than sitting at the bottom of the list, and every price and detail is confirmed with the owner or the listing agent before it goes up.
