Hua Hin vs Pattaya comes down to pace against practicality. Hua Hin is a smaller, quieter royal beach town 199 km by road from Bangkok. Pattaya is a much bigger city about 150 km from Bangkok, with Thailand's largest international airport about 120 km away, beaches and city life all year, and far more homes to choose from.

For most retirees and families we recommend Pattaya, and this guide shows why, with Hua Hin given its fair due. We are a Pattaya agency and we do not list homes in Hua Hin, so we will not guess its prices. Every Pattaya price and count below is from our own listings as of October 2026, and every fact about Hua Hin comes from a published source we link to.

What Hua Hin does well

Hua Hin has real charm, and some people are right to choose it. It was Thailand's first beach resort and grew up around royal summer palaces. The best known is Klai Kangwon, meaning "far from worries", and King Bhumibol Adulyadej lived there full time from 2004 to 2006.

It is smaller and calmer than Pattaya, with about 126,000 people in the whole district. It is also a little drier: its long-term average is about 936 mm of rain a year, against about 1,106 mm in Pattaya. For healthcare it has Hua Hin Hospital, run by the Ministry of Public Health, and the private Bangkok Hospital Hua Hin, which opened in 2011.

If you want a slower town, have no need to fly abroad often and plan to stay put most of the year, Hua Hin deserves a look.

Why Pattaya suits most retirees and families

The case for Pattaya is about access and choice. Retirees fly home to see family, and families need schools, doctors and flights without a long trip. Here is what Pattaya gives you:

What your budget buys in Pattaya

Say your budget is up to ฿4 million. As of October 2026 we list 339 homes for sale at ฿4,000,000 or less, from ฿719,900, with a median asking price of ฿2,589,900. Prices change and the best units go first, so treat these figures as a snapshot.

Four-bedroom townhouse2

Most of these homes are in Jomtien (179), followed by Pratumnak (60), Naklua and Wongamat (31), Na Jomtien and Bang Saray (26) and Central Pattaya (22). The other 21 are spread across the rest of the city.

Across all 690 homes we list for sale, the median asking price is ฿4,089,900. Almost half of them, 339, cost ฿4 million or less.

Retire in Hua Hin or Pattaya?

For a retired single person or couple, a one-bedroom condo near the beach is often enough. In Pattaya we list 190 one-bedroom units at ฿4 million or less. Of all 339 homes in that budget, 154 are on foreign quota, so they can be registered in your own name.

Foreign quota is the share of a building, up to 49% of its total unit floor area, that foreigners may own freehold. Our guide to the 49% foreign quota rule explains how it works. Thailand's visa and property rules are national, so they are the same whether you choose Hua Hin or Pattaya.

We suggest you rent before you buy. We list 59 one-bedroom rentals in Pattaya, from ฿8,500 a month with a median of ฿20,000. Our guide to buying property in Thailand as a retiree covers the next steps.

Hua Hin or Pattaya for families

Families need space, a pool for the children and a short school run. Pattaya offers both condos and gated villa estates, for sale and for rent.

See every pool villa for rent in Pattaya if you want a garden and a private pool. The villa estates we list are in East Pattaya and Jomtien.

Hua Hin or Pattaya: which is better?

Both towns are good places to live. The right one depends on how you will spend your weeks.

For most retirees and families, that makes Pattaya the better choice. It gives you the beach life that draws people to Hua Hin, plus easier travel and far more homes to choose from.

How to decide between them

  1. Visit both. A passenger ferry across the Gulf of Thailand between Pattaya and Hua Hin began in 2017, on a 113 km crossing. Check that it is running before you plan around it.
  2. Time the trips that matter. Drive from each home you like to the airport, the hospital and the school you would use.
  3. Rent for a season first. Six months in a rented condo tells you more than any guide. 19 of our Pattaya rentals take a six-month lease.
  4. Compare like with like. Set the size, view, age of the building and distance to the beach side by side, not just the price.
  5. Check the ownership label. Before you pay a deposit, confirm whether the unit is on foreign quota, Thai quota or held through a Thai company.
