Pattaya vs Phuket: Where to Buy a Condo, Prices Compared

Central City Property · 25 October 2026 · 7 min read

Pattaya vs Phuket comes down to this: Phuket is the famous island with its own busy international airport, while Pattaya is the cheaper and easier city to own a condo in. As of October 2026 the condos we list in Pattaya have a median asking price of about ฿87,700 per m², while a 2025 Phuket market report puts the median there at ฿144,000 per m². Pattaya is also about two hours by road from Bangkok, and Phuket is about 863 km south of the capital.

For most condo buyers, and especially for families, retirees and anyone who plans to rent the unit out, we recommend Pattaya. This guide compares the two side by side: prices, rents, cost of living, schools, hospitals, weather and travel, with a source for every Phuket figure.

Our Pattaya figures are asking prices as of October 2026, and prices change as units sell. The Phuket figures come from the sources named in each section. Treat the gap as a guide, not a quote.

Is Pattaya cheaper than Phuket?

Yes, for buying a condo and for living day to day. The gap is clearest in the price per square metre, which lets you compare units of different sizes fairly.

Condo prices

As of October 2026 we list 688 condos for sale in Pattaya, from ฿719,900 to ฿149,999,900, with a median asking price of ฿4,089,900. Per square metre the median is about ฿87,700.

For Phuket, the Phuket Property Market Update 2025 from the research firm C9 Hotelworks puts the condominium median at ฿144,000 per m². Branded condos, run with a hotel brand, average ฿181,000 per m², and non-branded ones ฿141,000.

Pattaya condos we listListingsFromMedian asking price
Studio121฿719,900฿2,309,900
One bedroom346฿898,900฿3,804,900
Two bedrooms170฿1,889,900about ฿7.5 million
Three bedrooms26฿6,499,900฿17,734,900

Here is what that means for a typical one-bedroom. The median one-bedroom we list is 37 m², and the median asking price for one is ฿3,804,900. The same 37 m² at Phuket's median of ฿144,000 per m² works out at about ฿5.3 million.

The two figures are not measured in exactly the same way. Ours are asking prices, mostly on resale units, while C9 Hotelworks surveyed the market for sale in Phuket, which it counted as 40,600 units across 343 active developments in early 2025. New-build stock weighs more in the Phuket figure, so part of the gap is new versus resale, but the difference is still large.

Rent and the cost of living

Numbeo's cost-of-living comparison, built from prices that users report and updated on 24 October 2026, finds everyday costs 10.6% higher in Phuket than in Pattaya, not counting rent. Rents are 38.8% higher. By its estimate, you would need about ฿129,600 a month in Phuket to live as you would on ฿110,000 in Pattaya.

Our own listings agree. We list 71 condos for rent in Pattaya from ฿8,500 a month. The 58 one-bedrooms have a median of ฿20,000 a month and the 13 two-bedrooms a median of ฿28,000.

Getting there: Bangkok, airports and travel

This is Pattaya's biggest advantage. Pattaya is about 150 km southeast of Bangkok, roughly two hours by road to the city and to Suvarnabhumi Airport, and trains and buses also run to the capital. U-Tapao International Airport is about 45 minutes' drive south of the city, and work on its expansion, including a second runway, began in November 2025.

Phuket is an island about 863 km south of Bangkok, so most trips to the capital mean a flight. To be fair, its airport is a real strength: Phuket International Airport is the third-busiest in Thailand and handled about 17.5 million passengers in 2025. If you fly in from abroad and rarely go to Bangkok, that counts for a lot.

For a condo owner, being two hours from Bangkok matters in daily life:

Pattaya or Phuket for families

Both places have international schools, private hospitals and plenty to do with children. The difference is mostly price, space and how close Bangkok is.

Schools

Wikipedia's lists of international schools include, for the Pattaya area, Regents International School Pattaya, Rugby School Thailand, the International School of Chonburi and Tara Pattana International School. For Phuket they include the British International School, Phuket, United World College Thailand and QSI International School of Phuket. Visit before you buy, and ask about fees, waiting lists and the school run from the building you like.

Hospitals

Pattaya has private hospitals such as Bangkok Hospital Pattaya, part of the BDMS group, and Bangkok's large hospitals are two hours away by road. Phuket's private hospitals include Phuket International Hospital. Check which hospitals your health insurance works with in either place.

Things to do

Pattaya has also worked since the 2010s to be seen as a family city, and quieter areas such as Jomtien and Pratumnak suit families well. For room to grow, we list 170 two-bedroom and 26 three-bedroom condos for sale. Our guide to real estate options for families relocating to Thailand covers houses too.

Weather and life all year

The Phuket province article on Wikipedia describes a tropical monsoon climate with a dry season from December to March and a wet season over the other eight months, with about 2,200 mm of rain a year. Pattaya's rainy season runs from May to November.

Pattaya is a city as well as a resort, with shops, restaurants, gyms and services for the people who live there all year, not only for visitors in the high season. That suits owners who move in for good, and tenants who rent by the month or the year.

The buying rules are the same in both

Thai law treats a condo in Pattaya and a condo in Phuket the same way. A foreigner can own a unit freehold in their own name, but only within the building's foreign quota, which is 49% of the total floor area of its units. Our guide to the 49% foreign quota rule explains how it works.

In either place, ask the juristic person, the owners' body that runs the building, to confirm the quota and the monthly common-area fee in writing.

Our verdict: Pattaya for most condo buyers

Choose Phuket if island life matters most to you, if you fly in directly from abroad, or if you want a branded resort condo and accept higher prices. It is a beautiful place, and its airport is a real asset.

For most buyers, Pattaya is the better choice. You pay about ฿87,700 per m² instead of ฿144,000, rent and daily life cost less, Bangkok and Suvarnabhumi are two hours away by road, and you can choose from a large stock of finished condos you can view today.
