A luxury condo in Pattaya over ฿15 million buys a large two- to four-bedroom unit, nearly always furnished and facing the sea, in a beachfront tower or a quiet block south of Jomtien. As of October 2026 we list 38 condos for sale in Pattaya at ฿15 million or more, from ฿15,299,900 to ฿149,999,900, with a median asking price of ฿21,749,900.

Those 38 units are spread over 24 buildings, and 29 of them can be bought in a foreign name. This guide shows what each budget buys, where the units are and the checks to make before you pay a deposit. Prices change, so treat every figure here as a snapshot.

What ฿15 million and more buys in Pattaya

There are no studios or one-bedrooms at this level. Of our 38 listings, 21 are two-bedroom, 14 are three-bedroom and 3 are four-bedroom, and 35 are sold fully furnished. A sea or beach view is recorded on 33 of them.

฿25–35 million134 two-bed, 7 three-bed, 2 four-bed99–310 m²
Over ฿35 million21 three-bed, 1 four-bed331–782 m²

The table hides a wide spread in value. Worked out per square metre, our listings run from about ฿82,000 for a 310 m² four-bedroom at Musselana to about ฿272,000 for a 99 m² two-bedroom at The Riviera Monaco, with a median near ฿159,000.

A newer tower on the beach charges for its address. An older or set-back building gives you far more room for the money.

Above ฿15 million you pay for space, height or sand. The best buys give you two of the three.

Where Pattaya's luxury condos are

Our 38 listings fall into five areas, and Jomtien and the coast south of it hold more than half of them.

Wongamat: private beach and the highest beachfront prices

Wong Amat Beach is a stretch of about 1.3 km in Naklua, north Pattaya, with no road running along the sand. That quiet is what the premium pays for.

The Palm Wongamat Beach has more of our luxury listings than any other building: 6 units from ฿15,869,900 to ฿54,999,900. Its two towers, of 46 and 26 storeys, were completed in 2016 and share about 70 metres of private beach.

The ฿54,999,900 unit there is a 331 m² three-bedroom on the 26th floor, but it is sold on Thai quota (more on that below). Also on Wong Amat Beach, Baan Plai Haad by Sansiri has direct private beach access, and a 120 m² three-bedroom on its 22nd floor asks ฿17,569,900.

Jomtien: tall towers on the beach road

Jomtien Beach runs for about 6 km just south of Pattaya, and its beach road holds some of the city's tallest condo towers.

Pratumnak: the most expensive unit we list

Pratumnak, the hill between Pattaya and Jomtien, has only 6 of our listings, but they include the priciest. It is a 782 m² four-bedroom at Grande Caribbean on the 31st floor, sea view, fully furnished and on foreign quota, at ฿149,999,900.

We are still adding full building details for Grande Caribbean, so ask us for floor plans and photos. The other Pratumnak units, at Cosy Beach View, Sand Condo Pratumnak, Bann Haad U Thong and Riviera Malibu Residences, run from ฿21,999,900 to ฿32,999,900.

Na Jomtien and Bang Saray: the most space for the money

South of Jomtien, our 10 listings give the most room per baht. A 310 m² four-bedroom at Musselana asks ฿25,499,900, and a 168 m² three-bedroom on the 17th floor at Del Mare asks ฿18,979,900.

Pure Sunset Beach, a low-rise development of two to five floors at Tawanron Beach, has two three-bedrooms of 160–181 m² from ฿17,899,900. If you want a big home by the sea rather than a view from the 40th floor, start here.

Finished building or off-plan?

Three of our luxury listings are in buildings that are not yet finished. Buying off-plan means you buy before the building is complete and usually pay the developer in stages until handover.

BuildingAreaUnitPriceCompletion
The Panora EstuariaNa Jomtien3 bed, 165 m²฿29,393,200Q4 2026, under construction
Riviera Malibu ResidencesPratumnak3 bed, 112 m²฿24,999,900December 2026 (estimate), under construction
Grand Bay View PattayaCentral Pattaya4 bed, 169 m²฿29,574,900Q4 2030 (estimate); building expected to start in 2027

A finished resale unit can be viewed, measured and, if it is let, earn rent from the first day. An off-plan unit is brand new, but you judge it from a show unit and the developer's record, and completion dates can slip.

Before you commit to one, ask for the payment schedule in writing and what the contract says if handover is late.

Can a foreigner buy it? Check the quota

Thai law lets foreigners own condo units outright, but only up to 49% of a building's floor area. That share is called the foreign quota. The rest must be owned by Thais or Thai companies, so a unit listed on Thai quota cannot be registered in a foreign name.

For a foreign-quota purchase, the money must come into Thailand from abroad in foreign currency. The receiving Thai bank then issues a foreign exchange transaction form, or a bank certificate for smaller sums, which the Land Office asks for when the unit is transferred to you. Read how the 49% foreign quota works before you send a deposit.

Six checks before you pay a deposit

  1. Confirm the quota in writing. Ask the building's juristic person, the owners' body that runs the building and keeps its records, for a letter confirming that foreign quota is available for your unit.
  2. Agree who pays the transfer costs. On 16 of our listings the buyer and seller split them 50/50, and on 2 the seller pays them all. On the rest the split is not recorded, so settle it before you sign.
  3. Ask for the common-area fee and sinking fund. Fees are charged per square metre, so a big unit pays a big monthly bill. Ask for the current rate, any arrears and any planned special levy.
  4. Check the furniture list. 35 of the 38 are sold fully furnished. Attach a signed inventory to the contract.
  5. Ask about tenants. Some luxury units are let. Two of ours, at The Palm Wongamat Beach and Markland, are also offered for rent at ฿80,000 and ฿79,000 a month, so ask whether a tenant would stay on and on what lease.
  6. Use your own lawyer. A lawyer who works for you, not the seller, should check the title deed, the contract and the quota letter.
At this price, a lawyer's fee is a rounding error. Doing without one is not.

Is a luxury condo in Pattaya worth it?

Pattaya lies about 150 km southeast of Bangkok, close enough for weekends, with a long coastline and a large foreign community. That gives the top of the market a steady flow of buyers and renters.

Whether it is worth it depends mostly on the building. Units in well-run towers on the beach keep their appeal, while a big unit in an older block gives far more space for the money. Compare price per square metre, monthly fees and the quota, not just the asking price.
