Pet-Friendly Condo in Jomtien: What to Check Before You Move

A pet-friendly condo in Jomtien exists, but it is the exception: whether you can keep a dog or cat is decided by each building's own rules, not by the unit's owner or the agent. Ask for those rules in writing before you pay a deposit. If a building says no, a pool villa is usually the easier route for a pet owner.

Why so few Jomtien condos allow pets

Every condominium in Thailand is run by a juristic person, the building's management body, under regulations the co-owners adopt together. Those regulations cover noise, renovations and pets, and they bind every owner and every tenant.

Many Jomtien towers were built for holiday buyers, and in our experience their regulations usually say no pets, or allow small animals only by special permission. Newer projects are starting to plan for pets with dog parks and pet zones, but these are still rare.

The last row is the honest headline. Of the Jomtien buildings in our data, only one lists a pet facility among its amenities. That does not mean no other building allows pets; it means you have to ask each one.

The one Jomtien project planning a dog park

The Riviera Santa Monica is a 34-storey tower off Jomtien 2nd Road by Riviera Group. Its plans include a dog park among 13 outdoor gardens, alongside two sky pools, an onsen and a bowling alley.

It is off-plan. Construction started in October 2025 and completion is scheduled for November 2028, so it will not help if your dog needs a home this year. We list one resale unit there today: a one-bedroom of 35.13 m² with a sea view at ฿6,159,900.

A dog park in the brochure is a good sign, but the regulations decide. Ask the developer for the draft building regulations and read the pet clause before you sign.

How to check whether a condo allows pets

Whether you buy or rent, run these checks before any money changes hands.

  1. Ask the juristic office for the regulations. Get the pet clause in writing, not a verbal “should be fine” from a seller or a security guard.
  2. Read the conditions. Buildings that allow pets often limit their size, number or type, require a lead in common areas, or ask pets to use the service lift.
  3. Ask whether a change is planned. The co-owners can change the rules by a vote at their meeting, so read the minutes of the latest one.
  4. If you rent, put it in the lease. The owner must agree as well as the building. Have “pets allowed” and any pet deposit written into the contract.
  5. View the unit with your pet in mind. A lower floor, a balcony with a secure rail and flooring that is easy to clean all make daily life simpler.

Renting with a pet: villas are the easier route

If every condo on your shortlist says no, look at pool villas. A villa owner decides for their own property, and a garden suits a dog far better than a balcony.

Choosing where in Jomtien to live with a pet

Jomtien sits about 3 km south of Pattaya, along a long, straight beach lined with high-rise condominiums. For a pet owner, a building with its own garden, or a short walk to a quieter stretch of sand, matters more than the height of the sea view.

Decide first whether your pet needs a home now or in a few years. Now usually means renting a villa, or a condo whose regulations you have read. Later can mean buying off-plan in a building that is planning for pets.
