A pet-friendly condo in Jomtien exists, but it is the exception: whether you can keep a dog or cat is decided by each building's own rules, not by the unit's owner or the agent. Ask for those rules in writing before you pay a deposit. If a building says no, a pool villa is usually the easier route for a pet owner.
This guide shows what our Jomtien listings look like today, how to check a building's pet policy, and what it takes to bring a pet into Thailand in the first place.
Every condominium in Thailand is run by a juristic person, the building's management body, under regulations the co-owners adopt together. Those regulations cover noise, renovations and pets, and they bind every owner and every tenant.
Many Jomtien towers were built for holiday buyers, and in our experience their regulations usually say no pets, or allow small animals only by special permission. Newer projects are starting to plan for pets with dog parks and pet zones, but these are still rare.
Here is the market a pet owner is choosing from, counted from our live listings as of October 2026. Prices change, so treat this as a snapshot.

| Jomtien buildings with a dog park in their plans | 1 | The Riviera Santa Monica, under construction | |
The last row is the honest headline. Of the Jomtien buildings in our data, only one lists a pet facility among its amenities. That does not mean no other building allows pets; it means you have to ask each one.
The Riviera Santa Monica is a 34-storey tower off Jomtien 2nd Road by Riviera Group. Its plans include a dog park among 13 outdoor gardens, alongside two sky pools, an onsen and a bowling alley.
It is off-plan. Construction started in October 2025 and completion is scheduled for November 2028, so it will not help if your dog needs a home this year. We list one resale unit there today: a one-bedroom of 35.13 m² with a sea view at ฿6,159,900.
A dog park in the brochure is a good sign, but the regulations decide. Ask the developer for the draft building regulations and read the pet clause before you sign.
Whether you buy or rent, run these checks before any money changes hands.
If every condo on your shortlist says no, look at pool villas. A villa owner decides for their own property, and a garden suits a dog far better than a balcony.
Today we list five pool villas for rent in Jomtien, from a one-bedroom at View Talay Villas for ฿38,000 a month (see the listing) to a six-bedroom at ฿240,000. Most come on 12-month leases, and the owner still has to agree to a pet, so ask before you view.
For more choice, our pool villas for rent across Pattaya include East Pattaya, where houses tend to sit on larger plots.
If your pet is flying with you, the paperwork starts weeks before the trip. According to the Royal Thai Consulate-General's guide to bringing pets to Thailand, the main steps are:
The details differ by country of departure and can change, so confirm them with the quarantine station at your arrival airport before you book.
Jomtien sits about 3 km south of Pattaya, along a long, straight beach lined with high-rise condominiums. For a pet owner, a building with its own garden, or a short walk to a quieter stretch of sand, matters more than the height of the sea view.
Decide first whether your pet needs a home now or in a few years. Now usually means renting a villa, or a condo whose regulations you have read. Later can mean buying off-plan in a building that is planning for pets.

Only where the building's regulations allow them, and many Jomtien buildings say no. Ask the juristic office for the pet clause in writing before you buy or rent.
Yes, if both the building's rules and the owner allow it. Have “pets allowed” and any pet deposit written into the lease; if condos keep saying no, a pool villa is usually easier.
Yes. The co-owners can change the building's regulations by a vote at their meeting, so read the latest meeting minutes and ask whether a change is planned.
An import permit from the Animal Quarantine Station, a rabies vaccination at least 21 days before departure, an endorsed health certificate, and a pet at least 4 months old. Confirm the current rules before you travel.
As of October 2026 we list five Jomtien pool villas for rent, from ฿38,000 to ฿240,000 a month. Whether a pet is allowed is up to each owner.
