Yes, you can rent a pool villa in East Pattaya on a long-term lease, and you get a house, a garden and a pool of your own rather than an apartment. As of October 2026 we list 4 pool villas for long-term rent in East Pattaya, in four gated estates, from ฿59,000 to ฿150,000 a month. Three are offered on a 12-month lease and one on 6 months.
This guide compares all four, explains what East Pattaya is like to live in, and lists the questions to settle with the owner before you sign.
“East Pattaya” is the name residents and agents use for the greener, hillier country east of Sukhumvit Road, away from the beaches. It is not an official district. The four estates in this guide sit in Nong Prue and Huai Yai, two of the eight subdistricts of Bang Lamung district in Chonburi province.
The city of Pattaya covers all of Nong Prue and part of Huai Yai, so some estates are inside the city limits and some just outside. Either way, you trade a walk to the beach for space, quiet and a private pool.
Every rent below is the monthly asking rent as of October 2026, and all four villas are listed as available now. Rents change and a good villa can be let within days, so treat the table as a snapshot.
| Estate | Bedrooms / bathrooms | Size as listed | Lease | Rent per month |
|---|---|---|---|---|
| The Lake (Huai Yai) | 4 / 3 | 245 m² | 12 months | ฿59,000 |
| Laurel Park | 4 / 3 | 880 m² | 12 months | ฿75,000 |
| Siam Royal View | 3 / 3 | 512 m² | 12 months | ฿78,000 |
| Garden Ville 5 | 6 / 7 | 860 m² | 6 months | ฿150,000 |
The median asking rent of the four is ฿76,500 a month. Listed sizes are not always measured the same way: some owners quote the house, others the whole plot. Ask which one a figure means before you compare villas on price per square metre.
In East Pattaya the beach is a drive away, but the pool is in your own garden.
The Lake is a gated estate of around 550 one- and two-storey homes by Chokchai Group, completed in 2022 and laid out around a 200-metre landscaped lake. Residents share a waterfall-style pool, a fitness centre, a clubhouse, jogging and cycling tracks, a children's playground and an on-site mini-mart, behind 24-hour gated security.
Our listing is a 4-bedroom, 3-bathroom pool villa of 245 m² at ฿59,000 a month on a 12-month lease. It is the cheapest pool villa we list in East Pattaya, and the playground and mini-mart make it an easy choice for a family.
Laurel Park is a small gated enclave of private pool villas built in 2004 beside Mabprachan Lake, near the Horseshoe Point equestrian estate. Its 4- and 5-bedroom homes sit on plots of 235–320 square wah (a Thai land unit of 4 m², so roughly 940–1,280 m²) with mature gardens.
We list a 4-bedroom, 3-bathroom villa here at ฿75,000 a month on a 12-month lease, listed at 880 m². Our data shows no shared clubhouse or gym, so Laurel Park suits renters who want privacy more than facilities.
Facilities vary more than rents: two estates have a gym and a clubhouse, and one has neither in our data.
Siam Royal View sits on one of the highest hills in East Pattaya, off Soi Khao Talo in Nong Prue, with views over the city and the sea. Built between 2012 and 2019, it is one of Pattaya's largest established pool-villa estates, with well over a hundred homes.
Residents share a large communal pool, a fitness centre, a clubhouse, an on-site restaurant, a co-working space and 24-hour manned security. Our listing is a 3-bedroom, 3-bathroom villa of 512 m² at ฿78,000 a month on a 12-month lease, a good fit for a remote worker who wants a desk away from the house.
Garden Ville 5 is a Huai Yai estate completed in December 2021 by Garden Ville Home and Property, minutes from Jomtien Beach and the Four Regions Floating Market. Each villa has its own pool and two parking spaces, and residents share a communal pool, a clubhouse and an indoor children's play area.
Ours is the largest villa in this guide: 6 bedrooms and 7 bathrooms, listed at 860 m², for ฿150,000 a month. It is offered on a 6-month lease, which suits a family that wants to try the area before committing to a full year.
The four estates have a lot in common, and so do the trade-offs. Weigh these before you book viewings.
If you would rather be nearer the sea, the other five pool villas we list for rent are in Jomtien, at View Talay Villas and Viewpoint Village, starting at ฿38,000 a month for a one-bedroom.
None of our listings records the deposit, utility terms or pet rules, and they differ from owner to owner. Get the answers in writing, ideally in the lease itself.
A long lease is also the cheapest way to try an estate before you think about buying in it. Six or twelve months shows you the drive into town, the noise at night, the neighbours and how well the juristic person runs the place.
Six months in an estate tells you more than any viewing can.
It also tells you whether you really use a private pool and a big garden, or whether a condo near the beach would suit you better. That is far easier to learn on a lease than after a purchase.
East Pattaya suits renters who want a house rather than an apartment: families who need bedrooms and a garden, retirees who want quiet, and remote workers who want a pool outside the office door. Today the choice is small, four villas in four estates, so if one fits, move quickly.

Yes. As of October 2026 our 6-bedroom villa at Garden Ville 5 in East Pattaya and a 2-bedroom villa at View Talay Villas in Jomtien are both offered on 6-month leases. Most of our other pool villas ask for 12 months.
It suits people who want space, privacy and a private pool in a gated estate, and who don't mind driving to the beach and the city. If you want to walk to restaurants and the sea, Jomtien or central Pattaya will suit you better.
Our data does not record pet rules for these estates, and they vary by owner and estate. Ask the owner and the estate's juristic person to confirm in writing before you sign.
