Bang Sare, usually spelled Bang Saray in English, is on the southern border of Pattaya. It is not part of Pattaya City. It is a subdistrict of Sattahip district in Chonburi province, which also includes Na Chom Thian, the area English speakers call Na Jomtien.
Pattaya City is in Bang Lamung district, directly to the north. Jomtien Beach, about 3 km south of central Pattaya, is the last big beach on that side of the line. Na Jomtien and Bang Saray carry the coast on south from there.
Because the two subdistricts run into each other, a listing that says "Bang Saray" can be in either. Ask for the map pin before you book a viewing.

Seven of the 12 are offered on foreign quota. Only the three Pure Sunset Beach units list a sea view.
Bang Saray is not the cheap option per square metre. Our 12 listings there have a median of about ฿111,000 per m², against about ฿86,000 for the 46 units up the coast.
That gap comes from what happens to be for sale. One of the three buildings is brand new and another is a low-rise development by the beach. With only 12 listings, a few units move the median a long way.
E Condo Bang Saray is a 64-unit, eight-floor building by Sisaran Group, completed in October 2021 about 400 metres from Bang Saray Beach. The 22 m² studio on the 5th floor at E Condo Bang Saray is our cheapest Bang Saray unit at ฿1,498,900. It is fully furnished, faces the hills and is on foreign quota.
Two two-bedroom units of 43 m² and 59 m² are also on foreign quota, at ฿3,998,900 and ฿6,499,900. At 43 m² the second bedroom will be small, so check that it fits what you need. The listing for the 59 m² unit does not say how it is furnished.
Eco Resort Bang Saray is a separate project from the same developer: eight floors and 262 units, designed around energy conservation and completed in July 2026. The units we list are new, and all five face the pool.
New costs more here. The two 25 m² units at ฿2,898,900 and ฿2,998,900 work out at about ฿116,000 to ฿120,000 per m², while the 22 m² studio at E Condo is about ฿68,000 per m². The listings for the 25 m² units do not say how many bedrooms they have, so ask for the floor plan.

Pure Sunset Beach is a low-rise development at Tawanron Beach, built by Western Seaview and completed in November 2015. It has six buildings of two to five floors and 111 units in all. Our records file it under Bang Saray but also place Tawanron Beach in Na Jomtien, so it sits close to the line between the two.
All three units have a sea view and range from 84 m² to 181 m². The 84 m² one-bedroom at ฿8,439,900 is also offered for rent at ฿45,000 a month, which is useful if you want to try the area before you buy.

If a sea view on a small budget matters most, look here. Venetian Signature Condo Resort has a 36 m² sea-view one-bedroom on the 7th floor at ฿1,799,900 on Thai quota, and another on the 6th floor at ฿2,499,900 on foreign quota. Whale Marina has a 43.91 m² sea-view unit on foreign quota at ฿2,639,900.
Of the 11 buildings, Del Mare's map pin is the furthest south, toward Bang Saray. All seven of its units are on the 10th floor or higher with a sea view, from ฿4,159,900 for 41.6 m². Thai law lets foreigners own a condo unit freehold in their own name, but only up to 49% of a building's total unit floor area. That share is the building's foreign quota. Our guide to the 49% foreign quota rule explains it in full.
One Grand Florida listing does not state its quota yet. In every case, the juristic person can confirm the quota position in writing. The juristic person is the owners' body that runs the building, collects the common-area fee and keeps the register of owners.
Bang Saray gives you a small, mixed choice: budget studios at E Condo, new units at Eco Resort and large sea-view homes at Pure Sunset Beach. If you are flexible about the name, the Na Jomtien side adds 46 more, including sea views under ฿3 million.
