Buy Property in Pattaya: Agent or Direct From the Owner?

You can buy property in Pattaya direct from the owner. Thai law does not make you use an agent, and a private sale can sometimes cost less. But a good agent does the checks a foreign buyer cannot easily do alone, so for most people the safer way to buy property in Pattaya is with an agent who shows the price, the quota and the fees before you commit.

This guide sets out both routes honestly: what you gain by going direct, what can go wrong, and what to ask any agent. Then it explains how we work, and why we think it is the strongest choice.

Buying direct from the owner: what you gain

Going direct has real advantages, and many people have bought this way without trouble.

What can go wrong when you buy direct

The risks are not about honesty. They are about the checks a private seller has no reason to do for you, and that a buyer from abroad often cannot do alone.

  1. Stale or fake listings. Private adverts stay online long after the unit has sold, and some are copied from other sites. You can fly in to see a condo that went months ago, or one that never existed.
  2. No price benchmark. An owner's price is what they hope to get. Without the asking prices of similar units in the same building, you cannot tell a fair price from an optimistic one.
  3. The foreign quota. A foreigner can own a condo in their own name only within the building's foreign share, under the 49% foreign quota rule. If the unit sits in the Thai share and the building has no foreign quota left, it cannot be registered in your name.
  4. The title. You need to see that the name on the unit's title deed matches the seller, and that there is no mortgage or other claim on it. You also need a letter from the juristic person, the owners' body that runs the building, confirming that the common-area fees are paid up.
  5. The Land Office transfer. Ownership changes hands only when the sale is registered at the Land Office, in Thai, with the right documents and fees on the day.
  6. Your deposit. A deposit paid in cash or to a personal account without a written agreement is hard to get back if the sale fails.

The two routes side by side

A real estate agent represents a seller, a buyer or both. Before you view anything, ask who pays the commission and how much it is, and get the answer in writing.

How to tell whether a price is fair

The quickest test is the price per square metre against other units in the same building. An area average can mislead, because buildings next to each other can sell at very different prices.

BuildingListingsMedian asking price per m²Range per m²
Jomtien Beach Condo21about ฿48,400about ฿31,900 to ฿61,500
Unixx18about ฿85,100about ฿70,000 to ฿147,400
Copacabana Beach Jomtien21about ฿151,400about ฿117,200 to ฿250,000

These are our listings that state a floor area, as of October 2026. Prices change, so treat them as a snapshot. Two of these buildings are in Jomtien, yet one asks about three times as much per square metre as the other.

A price only means something next to the median for the same building. Inside one building, the spread from the cheapest unit to the dearest can be wide too.

What the transfer at the Land Office involves

The Department of Lands publishes its fees, taxes and duties for a sale. The registration fee is 2% of the officially appraised value. The seller's taxes include withholding income tax and specific business tax, and stamp duty applies in some sales.

Why buyers choose Central City Property

We are a licensed property agency in Pattaya, in business since 2008, run by Jumphot "Jason" Srisomsap with a small team. As of October 2026 we list 761 homes for sale in 162 buildings and developments, and 135 homes for rent. This is what that means for a buyer.

You can read more about who we are and the areas we cover: Jomtien, Pratumnak, Wongamat and Naklua, Central and North Pattaya, Na Jomtien and Bang Saray, and East Pattaya towards Huay Yai.

We stay with you after the sale

Many foreign buyers live abroad for part of the year. After the transfer we can keep looking after the home, so it does not sit empty and unchecked.

Ask us for the terms of this service in writing before you buy, so you can count the cost in your plans.

If you know the building and can do the checks yourself, buying direct can work. Frequently asked questions

Do I need an agent to buy property in Thailand?

No. You can buy direct from the owner and register the transfer at the Land Office yourself. An agent's value is in the checks: that the unit is really for sale, the price is fair, it can go in your name and the title is clean.

Is it cheaper to buy a condo in Pattaya direct from the owner?

Sometimes. An owner selling privately has no agent to pay, so there may be room to negotiate, but there is no one to compare the price with the rest of the building. Check the price per m² against other units in the same building before you offer.

Who pays the agent's commission when you buy property in Pattaya?

It depends on the agreement, so ask before you view anything. Get the amount and who pays it in writing.

Who pays the transfer fee when buying a condo in Pattaya?

The Department of Lands registration fee is 2% of the appraised value, and the split is agreed between buyer and seller. On 313 of the 761 homes we list for sale, the split is 50/50.

Can a foreigner buy a Pattaya condo direct from the owner?

Yes, if the unit can be registered on the building's foreign quota and the money comes into Thailand from abroad in foreign currency. Ask the juristic person to confirm the quota in writing before you pay a deposit.

What does an agent do after the sale?

That varies by agent. For owners abroad we keep the unit maintained, find and vet tenants, and keep track of the utilities and the building's maintenance fee. Ask us for the terms in writing.
