Best Real Estate Agent in Pattaya: Big Agency or Local?

The best real estate agent in Pattaya is the one who knows your building, tells you the full cost before you fly in, and still answers your messages after the transfer. That can be a big international agency or an independent local agent, and both have real strengths. This guide compares the two fairly, for buyers and for sellers, then explains why we think a local agent with a small team suits most people buying or selling here.

We are Central City Property, an independent agency in Pattaya since 2008, so read our verdict with that in mind. The comparison itself is written to help you, whoever you choose.

Two kinds of agency

A real estate agent represents sellers or buyers of property: finding the match, negotiating the deal and handling the paperwork until it closes. In Pattaya you will meet two broad types.

Neither type is better by default. Both have excellent agents and poor ones, so what matters is how a particular office works. Here are the general traits of each model.

What a big international agency does well

Where the big-agency model can fall short

The size that brings reach can also bring hand-offs. At a large office, your enquiry may pass from a contact desk to a sales agent, then to someone else for the paperwork, and sometimes to another team after the sale. Each step is a chance for a detail to get lost.

Wide coverage can also mean thinner knowledge of any one building. An agent who sells across several cities cannot know every building's rules, service charge and foreign quota by heart.

Standard processes also bend less: a viewing by video call, or a sale timed around a visa date, may not fit the system. None of this is true of every big agency, but it is worth asking about.

What an independent local agent does well

Where a local agent can fall short

A small team has fewer people, so ask who covers when your agent is busy. A local agent will not have offices abroad, so a seller who wants overseas buyers should ask how listings are marketed online. And an independent office is only as good as its owner: check how long it has been trading, where its office is, and whether it will put its terms in writing.

Questions to ask any agent, big or small

  1. Who will I deal with? Ask whether the person you are talking to will show you the units and come to the Land Office. Transfers are registered at a land office of the Department of Lands, and you want someone there who knows your file.
  2. Has anyone seen this unit? Ask whether the agent inspected it, or confirmed it with the agent holding it, and when.
  3. What will it really cost? Ask for the ownership quota, who pays the transfer fee, and the monthly common-area fee. Foreign quota means the unit can be registered in a foreigner's own name, within the 49% share of a building's floor area that Thai law allows foreign owners.
  4. Is the price fair? Ask how the price compares with other units in the same building and area.
  5. What happens after the sale? If you will live abroad, ask who will look after the unit, find tenants and track the bills.

Why we think Central City Property is the stronger choice

We are the independent model, run carefully. Central City Property is a licensed property agency in Pattaya, run by Jumphot "Jason" Srisomsap with a small team for viewings, photography and paperwork. Here is how we answer the questions above.

We cover 14 areas: Jomtien, Pratumnak, Wongamat and Naklua, Central and North Pattaya, Na Jomtien and Bang Saray, and East Pattaya out towards Huay Yai. We do not pretend to cover Bangkok or Phuket.

That narrow focus is the point. As of October 2026 we list 761 properties for sale and 135 for rent, across 180 buildings and housing projects, all on one coastline. Listings change every week, so check the live pages.

You can read more about who we are and how we work on our about page.

For sellers: wide reach or close attention?

If you are selling, a big network's overseas reach is its strongest card. Weigh it against the attention a local agent gives each listing: accurate photos, a price benchmarked against the building, and viewings run by someone who knows it. We handle the paperwork, conduct the viewings and find the buyer or tenant, so the sale runs smoothly through to the Land Office.

Ask us for our terms and we will put them in writing. When you are ready, you can list your property with us.

Choose your agent, then your home

If you want one agency for several cities and a brand you know from home, a big agency may suit you. If you want one person who knows the building, prints the fees and stays after the sale, choose an independent local agent, and we would like to be yours.

Frequently asked questions

Who is the best real estate agent in Pattaya?

The best agent is the one who knows your building, shows you the full costs up front and stays with you after the sale. Ask any agent who will handle your deal from the first message to the Land Office, and whether they have seen the unit.

Is it better to use a big agency or a local agent in Pattaya?

Big agencies offer brand recognition, large teams and sometimes overseas reach. Independent local agents usually offer one accountable person, deeper knowledge of specific buildings and more flexibility. Judge the office by how it works, not by its size.

What should I ask a property agent in Pattaya before I buy?

Ask who will handle your deal, whether the unit was inspected, the ownership quota, who pays the transfer fee and the monthly common-area fee. Also ask how the price compares with other units in the same building.

How much commission does a Pattaya real estate agent charge?

Terms differ from agency to agency, so ask any agent for its terms in writing before you start. If you are selling or letting with us, ask us and we will put our terms in writing.

Does Central City Property cover Bangkok or Phuket?

No. We cover 14 areas around Pattaya, from Wongamat and Naklua in the north to Na Jomtien, Bang Saray and East Pattaya towards Huay Yai. We do not cover Bangkok or Phuket.

Can a Pattaya agent look after my condo while I live abroad?

For owners abroad we keep the unit well maintained, find and vet tenants, and keep track of the utilities and the building's maintenance fee. Ask us for the terms in writing.
