Pattaya Property Portal or Local Agency? How to Use Both

A Pattaya property portal is the quickest way to see what is on the market: condos, houses and villas from many agencies and owners, filtered by price, size and area, in one evening. What a portal cannot promise is that a listing is still available, priced fairly or checked by anyone. Use the portals to browse and compare, then have a local agency that knows the buildings check the units you like before you book a flight or pay a deposit.

This guide is for buyers and renters who start their search on the big property websites in Thailand. It explains what the portals are, where they shine, where their limits are, and how a local agency like ours fits in. As of October 2026 we list 761 homes for sale and 135 to rent, in 180 buildings around Pattaya.

What a property portal is

A property portal is an advertising marketplace. Agencies, developers and private owners post their listings there, and you search all of them in one place. The best-known names describe themselves like this on their own About pages:

Each site works a little differently, so look at who posted a listing: an independent agency, the site's own agent or an owner selling alone.

Where portals are strong

For the first weeks of a search, that is exactly what you need. We tell buyers to browse widely.

Where portals have limits

None of this is the fault of any one website. It is how an open marketplace works, whoever runs it.

A listing is only as current as the person who posted it

When a unit sells or is let, the advert stays up until whoever posted it takes it down. That is how buyers end up flying in to see a unit that sold months ago.

The same unit can appear several times

Owners in Thailand often give the same unit to more than one agent. Each agent may advertise it with their own photos and sometimes their own price, so one condo can turn up as several listings at different asking prices. That makes the market look bigger than it is, and it hides what the owner actually wants.

A listing shows what the poster filled in

The details that matter most are easy to leave out: the ownership quota, who pays the transfer fee at the Land Office, and the monthly maintenance charge. A photo may show the building's pool rather than the unit. You find out when you ask, and the answer depends on who you ask.

The checks happen with whoever you deal with

A portal hosts the advert. A real estate agent represents a buyer or a seller and handles the paperwork.

Inspecting the unit, confirming the foreign quota with the juristic person (the owners' body that runs the building), checking the title deed and booking the transfer is work for the agent you end up dealing with. So the real choice is not which website, but who does that work for you.

Where a local agency has limits too

A local agency is not the answer to everything. Its choice is smaller than a nationwide site's, it knows only its own patch (we do not cover Bangkok or Phuket), and you depend on one firm's honesty.

So ask any agency, including us, for the facts that matter in writing: the quota, who pays the transfer fee, the monthly charges, and the agency's own terms.

Why Central City Property is the strongest choice in Pattaya

Central City Property is a licensed agency in Pattaya, in business since 2008 and run by Jumphot “Jason” Srisomsap with a small team for viewings, photography and paperwork. Here is what that means if you found a unit on a portal.

What benchmarking looks like

At Jomtien Beach Condo we list 22 units. Two of them are 30 m² studios on the 11th floor, both with a city view and both on foreign quota: one is ฿1,419,900 and the other ฿1,529,900.

The median for the building is about ฿48,400 per m², while the median for all our Jomtien listings is about ฿75,200.

Against Jomtien as a whole, both studios look cheap. Against their own building, the first is just under the median and the second is above it. That is why we compare every price with its own building first.

Prefer the numbers first? Our market data page shows median asking prices per m² by area, and how each figure is calculated.

How to use a portal and a local agency together

  1. Browse widely. Use the portals to learn the buildings, the sizes and the price ranges in the areas you like.
  2. Shortlist by building. Write down the building name, size, floor and asking price of each unit, not just the link.
  3. Send us the links. As our About page puts it, send a question, a budget, or a link to a unit you have seen elsewhere, and you will get a straight answer, usually the same day.
  4. Get the facts in writing. Whoever you deal with, ask whether the unit is available today, its quota, who pays the transfer fee, the monthly maintenance charge and any sinking fund (a one-off payment into the building's repair reserve).
  5. View in one trip. Book your viewings together, with someone who arranges access through each building's juristic office.
  6. Finish at the Land Office. A condo sale is registered at the local Land Office, part of Thailand's Department of Lands. Our guide to the role of the Land Office explains what happens on the day.

If you are renting

The same approach works for a rental. The portals show you the range of rents. An agency can confirm the unit is free for your dates, what lease length the owner accepts and what the rent includes.

As of October 2026 we list 135 homes to rent. Browse our condos for rent in Pattaya, or send us a rental you found elsewhere and we will tell you what we know about the building.

Browse there, check here

Portals are the best place to start a search and a risky place to finish one. Browse them as much as you like, then send us the units you have found, or start with our own checked listings on all our properties.

Prices change, so ask us for the current figures and for our terms in writing. Send Jason a link or a budget using the box below.

Frequently asked questions

What is the best website to buy a condo in Pattaya?

The big property portals are the best place to browse and compare prices across many buildings. For the unit you choose, use an agency that has inspected or confirmed it and will handle the viewing, the paperwork and the Land Office day.

FazWaz vs a local agent: which should I use?

FazWaz describes itself as a real estate marketplace that also offers brokerage through its own agents. Many buyers browse a portal first, then ask a local agent who knows the building to check the units they like.

Why is the same condo listed several times on property websites in Thailand?

Owners often give the same unit to more than one agent, and each agent may advertise it with their own photos and price. Ask an agent to confirm the owner's current asking price and that the unit is still available.

Can a local agency check a unit I found on a property portal?

Yes. Send us the link with your question or budget, and you will get a straight answer, usually the same day.

How many properties does Central City Property list in Pattaya?

As of October 2026 we list 761 homes for sale and 135 to rent, in 180 buildings across 14 areas of Pattaya. Every listing was inspected by us or confirmed unit by unit with the agent holding it.
