To rent a condo in Pattaya you have two main routes: answer an ad in a Facebook group, or go through an agent. Facebook groups give you the most choice and some genuine owners, but you carry the risk of old ads, lost deposits and vague contracts on your own. A good agent shows you units that are really free, puts the terms in writing and is still there to call after you move in.
As of October 2026 we list 125 condos for rent across Pattaya, from ฿3,500 to ฿90,000 a month, with a median asking rent of ฿20,000. This guide gives the honest pros and cons of each route, the checks that protect your deposit whichever way you rent, and how we handle a rental from the first message to the end of the lease.
Neither route is wrong. The right one depends on whether you are already in Pattaya, how well you know the city, and how much risk you are happy to carry.
| Facebook groups | A good agent | |
|---|---|---|
| Choice | Very wide: owners, agents and middlemen all post | Only what the agent lists, but every unit has been checked |
| Is the unit still free? | Often unclear: ads are reposted for months | Listings are kept current |
| Who you deal with | Hard to tell owner from middleman | A named agency with an office you can walk into |
| Deposit | Sometimes asked for before you have seen the unit | Paid once you have viewed it and the terms are agreed |
| Contract | Whatever the other side writes, if anything | Rent, length, deposit and bills set out in writing |
| When something breaks | You chase the owner yourself | You have someone local to call |
| TM30 registration | Easily forgotten | Part of the paperwork |
Pattaya has many busy Facebook groups for condo rentals, and plenty of people have found a good home through one. It is worth knowing what they do well and where tenants get caught out.
A Facebook group can find you a condo. It cannot stand behind the deal once you have paid.
A good agent does the legwork you would otherwise do from a phone: checking that a unit exists and is free, arranging viewings, and preparing a contract both sides understand. You also have a business with a fixed address behind the deal, not just a profile name.
The honest downsides are that an agent shows only what it lists, and agents are not all the same. On cost, practice varies between agents and deals, so do not assume. Ask any agent, us included, before your first viewing whether you will pay anything at all, and get the answer in writing.

These are the asking rents for the condos we list there, as of October 2026. Rents change and good units go quickly, so treat this as a snapshot and check the live listing.

Of our 125 condo rentals, 97 ask for 12 months and 18 accept 6 months; the other 10 do not state a minimum, so ask. If you only need a few months, read our guide to monthly condo rentals in Jomtien first. If budget comes first, start with our condos for rent in Pattaya under ฿15,000 a month.
When a foreigner moves into a home in Thailand, the house owner, head of household or landlord must notify the immigration authorities within 24 hours of the foreigner's arrival. The form is the TM.30, and the duty comes from the 1979 Immigration Act. The Immigration Bureau's notification of residence page explains that it can be filed in person, through an authorised person, by registered mail or online, and that where there is no immigration office locally it goes to the police station.
The duty falls on the landlord, but it affects you as the tenant. Before you move in, ask who will file the TM30 and when, and ask for a copy of the receipt for your records.

If you are already in Pattaya, can view in person and know the checks above, a Facebook group can work, especially at the lower end of the market. If you are arranging a home from abroad, want the terms written down, or want someone local to call when the water heater stops, use an agent. We would like that agent to be us.

It can be, if you view the unit before paying anything, check that the person renting it is the owner or has written authority, and get the lease and deposit terms in writing. The risk comes from old or reposted ads and deposits paid before a viewing.
It depends on the agent and the deal, so ask before your first viewing and get the answer in writing. If you rent through us, ask us for the terms in writing.
