Sell a Condo in Pattaya: With an Agent or On Your Own?

You can sell a condo in Pattaya on your own. It is legal, and some owners do it well. But selling it yourself means you set the price, take the photos, advertise it, show buyers round, check they can really buy, and take the sale through the Land Office, often while you live in another country.

An agent does that work for you, in return for a commission. This guide sets out, honestly, what each route involves, so you can decide which suits you. It also explains how we sell condos for owners at Central City Property.

Who you are competing with

Your condo will not be the only one for sale. As of October 2026 we list 761 condos and homes for sale in 162 buildings around Pattaya, plus 135 long-term rentals. Buyers look at them side by side, often in the same building.

That is why price matters more than anything else, and asking prices in one building can be far apart. The table shows the asking price per square metre (m²) in five buildings where we hold ten or more listings with a stated size. Figures are rounded and prices change, so treat them as a snapshot.

BuildingAreaListingsLowest per m²Median per m²Highest per m²

Lumpini VilleNaklua / Wongamat10฿68,100฿72,900฿86,600
UnixxPratumnak18฿70,000฿85,100฿147,400

Some of that gap is floor, view and furniture. But a buyer who sees the whole list will start with the best value, and a unit priced well above its building tends to wait. The area matters too: our Pattaya market data page puts the median asking price at about ฿75,300 per m² in Jomtien and ฿111,900 in Central Pattaya.

Selling on your own: what it really involves

Selling without an agent saves the commission, and you stay in full control. It works best when you live in Pattaya, have time, and perhaps already know a buyer, such as a tenant or a neighbour. Here is the work you take on.

1. Setting the price

Start with what similar units in your own building are asking, then in the area. Compare like with like: size, floor, view, furniture and ownership quota. Pricing high "to leave room" often means months of silence, and a listing that has sat for a long time is harder to sell.

2. Photos and the listing

Buyers decide from photos before they ever book a flight. You need bright, honest pictures of the living space, bedrooms, bathroom, view and building. Serious buyers will also ask for these facts, so put them in the listing:

3. Advertising and answering messages

You will need to post the unit where buyers look and answer messages quickly, in several time zones. Expect many questions from people who are only browsing. Keep the details the same everywhere you post, or buyers start to wonder which version is true.

4. Viewings, especially from abroad

Someone has to open the door. If you live abroad, that means trusting a friend, a neighbour or the building's office with your keys and your buyer. The unit also needs to look cared for on the day: clean, aired, with working lights and air conditioning.

5. Checking the buyer

Before you take the unit off the market, make sure the buyer can actually complete. A foreign buyer can only take the unit as a foreign owner if the building's foreign quota allows it. The quota is the share of a building that foreigners may own, at most 49% of the floor area, and our guide to the 49% foreign quota rule explains how it works.

A foreign buyer also has to bring the money into Thailand from abroad and get a bank document to prove it. Of the 761 homes for sale we list today, 379 are on foreign quota, 259 on Thai quota and 69 owned through a Thai company, so check which one you hold before you advertise.

6. The paperwork and the Land Office

You will need your condo title deed, your passport, a written sale agreement and a letter from the juristic person. The juristic person is the owners' body that runs the building, and its letter confirms your maintenance fees are paid. On transfer day the buyer and seller, or someone holding power of attorney, sign at the Land Office, and the fees and taxes are paid there.

Our guide to reselling a condo as a foreigner in Thailand lists the documents in more detail.

7. Taxes and fees at transfer

These are set by the government, not by any agent. The rates below come from the Department of Lands page on fees, taxes and duties (in Thai) and the Revenue Department page on stamp duty.

ChargeHow it is worked out
Transfer fee2% of the government's appraised value of the unit. Who pays is agreed between buyer and seller.
Withholding income taxPaid by the seller. For a private owner it is worked out on the appraised value, with a deduction that depends on the years you have owned it. A company pays 1% of the sale price or the appraised value, whichever is higher.
Specific business tax3.3% of the sale price or the appraised value, whichever is higher, if you sell within five years of buying. There are exceptions, for example if your name has been on the unit's house registration for at least a year.
Stamp duty฿1 for every ฿200 (about 0.5%), charged only when specific business tax is not due.

The Land Office works out the exact amounts on the day, so ask for an estimate before you agree a price. On the listings we hold that say who pays the transfer fee, 313 of 352 split it 50/50.

Whoever you choose, ask a few plain questions first: how did you reach that price, who will show the unit, who comes to the Land Office, and will you put the terms in writing? A good agent answers all four without hesitating.

Why owners sell with Central City Property

We are a licensed property agency in Pattaya, run by Jumphot "Jason" Srisomsap with a small team for viewings, photography and paperwork, and we have been in business here since 2008. This is what we do for a seller.

The person who answers your first message is the person who shows your unit, checks the paperwork and sits with you at the Land Office.

We are honest with buyers too. If a building's service charge eats the yield or the quota does not suit, we would rather lose the sale. That is why buyers trust our listings, and it helps your unit sell.

Not ready to sell? For owners abroad we can let the unit instead: we find and check tenants, keep the unit well maintained, and keep track of the utilities and the building's maintenance fee.

We cover Jomtien, Pratumnak, Wongamat and Naklua, Central and North Pattaya, Na Jomtien and Bang Saray, and East Pattaya towards Huay Yai. For our commission and terms, ask us and we will put them in writing.

Frequently asked questions

Can I sell my condo in Pattaya without an agent?

Yes. Selling privately is legal in Thailand. You then set the price, advertise the unit, run the viewings, check the buyer and take the sale through the Land Office yourself.

Can a foreigner sell a condo in Pattaya?

Yes. A foreign owner can sell to a Thai or a foreign buyer. A foreign buyer can only take the unit as a foreign owner if the building's foreign quota allows it, and must bring the money into Thailand from abroad.

Can I sell my Pattaya condo while I live abroad?

Yes. Many owners sign a power of attorney so someone in Thailand can sign at the Land Office for them. An agent can handle the viewings, offers and paperwork in the meantime.

What taxes do I pay when I sell a condo in Thailand?

The seller usually pays withholding income tax, plus either specific business tax of 3.3% if sold within five years or stamp duty of about 0.5%. The transfer fee is 2% of the appraised value and is shared as agreed with the buyer.

Who pays the transfer fee when selling a condo in Pattaya?

It is agreed between buyer and seller and written into the sale agreement. Of the listings we hold that state it, 313 of 352 split the fee 50/50.

How much does an agent charge to sell a condo in Pattaya?

Commission is agreed before the unit is listed. Ask us for our terms and we will put them in writing.
