Pattaya vs Phuket vs Bangkok comes down to what you want from a normal week: Phuket is an island of resort beaches far from the capital, and Bangkok is a huge city with jobs, trains and no beach of its own. Pattaya sits between the two: a beach city about 150 km from Bangkok where, as of October 2026, we list 690 condos for sale with a median asking price of ฿4,089,900.
For most foreign buyers, retirees and remote workers, Pattaya is the best all-round choice. It costs less per square metre than Phuket or central Bangkok, it is close to two airports, and it has a large resale and rental market. This guide compares all three side by side, with sources for every figure, so you can judge for yourself.
The table puts the three places in one view. The Pattaya figures are our own live listings. The Phuket and Bangkok figures come from the sources named under the table.

The price rows are measured in different ways. Our Pattaya figure is the median asking price per m² of every condo we list, resale and new, while C9 Hotelworks gives a market median for Phuket and Knight Frank gives average asking prices by zone in Bangkok. Pattaya is about 150 km southeast of Bangkok and about 120 km by road from Suvarnabhumi Airport, Bangkok's main international airport. The 389 airport bus takes around one and a half hours. U-Tapao International Airport is a 45-minute drive south of the city.
The city is a big visitor draw: in 2018 it was the 18th most visited city in the world, with 9.6 million tourists. Many long-term expatriates also live here as retirees. Together they keep restaurants, shops and the rental market busy all year, not just in the high season.
For a buyer, the size of the market matters most. As of October 2026 we list 690 condos for sale in 153 buildings, from ฿719,900 to ฿149,999,900:
Most of them are in Jomtien (314) and Pratumnak (127), with the rest spread from Wongamat and Naklua in the north to Na Jomtien and Bang Saray in the south. For renters, we list 81 homes for rent with a median of ฿22,000 a month; the 59 one-bedrooms have a median of ฿20,000. Browse them on our condos for rent in Pattaya page.
Phuket is Thailand's largest island, about 863 km south of Bangkok. Its west coast has the sandy beaches most people picture, while the east coast is mostly muddy. Phuket International Airport, 32 km north of Phuket city, is the third-busiest airport in Thailand and handled about 17.5 million passengers in 2025, so many international flights land directly on the island.
Phuket costs more to buy. C9 Hotelworks put the Phuket condo median at ฿144,000 per m² in 2025, with branded condos (those carrying a hotel brand) averaging ฿181,000 per m². Resale units are cheaper: non-branded condos in the secondary market averaged ฿100,000 per m².
On these figures, a typical Phuket condo costs roughly 60% more per square metre than the median of our Pattaya listings: ฿144,000 against about ฿88,000.
The weather is the other trade-off. Phuket's dry season runs from December through March, and the wet season fills the other eight months, while Pattaya's rainy season runs from May to November.
If you want island life and do not need Bangkok often, Phuket is a fine choice. If you will travel to the capital or want lower prices, it is harder to justify.
Bangkok has an estimated 9.1 million people (2024), and more than 17.4 million live in the wider Bangkok Metropolitan Region. It is served by two airports, Suvarnabhumi and Don Mueang, and by three rapid transit systems: the BTS Skytrain, the MRT metro and the State Railway of Thailand. Traffic, though, has been a problem since the 1990s.
Prices depend on how central you want to be. Knight Frank's Q1 2026 report gives these average asking prices:
The same report describes a buyer's market, with about 350,000 unsold condo units.
So a Bangkok suburb can cost less per square metre than Pattaya, and that is a fair point in Bangkok's favour. But a suburban Bangkok condo gives you a commute and no sea. Our Pattaya median buys a home in a beach city, and central Bangkok costs well over twice as much per m².
Here are our 690 sale listings by asking price, as of October 2026.

Phuket has the better island beaches, and Bangkok has the jobs and the trains. Pattaya is the one place that gives you a real beach and real city life together, close to the capital and two airports, at a lower price per square metre than Phuket or central Bangkok.
It also has depth. With 690 condos for sale in 153 buildings, you can compare many buildings at the same price and still have choice when you sell. That is why we recommend Pattaya to most people who are choosing between the three.
Thai condo law is national, so it works the same way in Pattaya, Phuket and Bangkok. A foreigner can own a condo unit freehold in their own name, but only within the building's foreign quota: up to 49% of the total floor area of its units. Our guide to the 49% foreign quota rule explains it.
Of our 690 Pattaya listings, 367 are offered on foreign quota. For any other unit, ask the juristic person (the owners' body that runs the building) to confirm in writing whether foreign quota is still free.
